Designing Net Zero Homes for High Performance

Set the target before the first line is drawn. The most important design decision on a net zero home is made at the briefing stage, when the client and the design team agree, in writing, what "net zero" and "high performance" will actually mean for this project — the level of thermal comfort, the energy and carbon outcome, whether the home will be all-electric, and how it will be verified. A clear, measurable brief turns a vague aspiration into a design constraint that shapes orientation, budget and every specification that follows. Without it, performance becomes an afterthought and is compromised by later trade-offs.

A good brief begins by defining the outcome in terms the whole team can hold to. Rather than a loose ambition to be "sustainable" or "efficient", it states the intended standard of comfort (stable indoor temperatures with minimal reliance on mechanical heating and cooling), the intended energy position (for example, an all-electric home designed to reach net zero energy over a year through demand reduction and on-site generation), and how success will be demonstrated (such as a target home energy rating and, ideally, some form of post-completion checking). Because the same word — "net zero" — can mean net zero energy or net zero carbon, and operational only or whole-of-life, the brief should say which is meant, so the team designs toward the right target and the client's expectations are accurate.
