Prefabricated construction means manufacturing building elements away from their final position — typically in a factory — and then transporting and installing them, rather than building everything in place on site. Modular construction is a particular, advanced form of prefabrication in which three-dimensional volumetric modules — effectively complete room-sized boxes, often substantially fitted out — are made in a factory and assembled on site. These sit on a spectrum usually described as modern methods of construction (MMC), which runs from simple prefabricated components, through two-dimensional panelised systems, to fully volumetric modular buildings. Understanding where a project sits on this spectrum matters, because the degree of off-site completion shapes the benefits, the logistics and, importantly, the regulatory and compliance considerations that the rest of this course addresses.
At the simplest end of the spectrum are prefabricated components: discrete building elements manufactured off site and incorporated into otherwise conventional construction. Familiar examples include roof and floor trusses, wall frames, pre-cast concrete elements, and factory-made assemblies such as bathroom pods or service risers. These have long been part of mainstream Australian construction and are widely accepted; a timber-framed house built with factory-made trusses and wall frames is using prefabrication without being thought of as a "prefab" building. Component prefabrication captures some of the quality and efficiency benefits of factory production while leaving most of the building to be assembled conventionally on site, so its regulatory treatment is generally close to that of traditional construction, though the suitability and installation of the components must still be assured.
